From the tribunal's reasons on the amount

The Tribunal is satisfied that, in this instance, the offence has been made out and considers it is appropriate to make an order. … In determining the quantum of an Order, Section 44 of the 2016 Act requires the Tribunal to have regard to specific factors. … In summary, the Tribunal is advised to: i. Ascertain the whole of the rent for the relevant period; ii. Subtract any element of that sum that represents payment for utilities that only benefitted the tenant; iii. Consider how serious the offence was and what proportion of the rent, after deductions, is a fair reflection of the seriousness of the offence; iv. Finally, consider whether any deduction from, or addition to, that figure should be made in the light of the other factors set out in section 44(4) and as referred to in paragraph 64 above. … Taking each in turn. … The period of claim is 21 June 2023 to 20 June 2024, in accordance with the tenancy agreement. The total rent paid by the Applicant throughout this period was £5,760 which was exclusive of any utility bills. … Both parties accepted that the rent did not include any utility bills and although the internet was provided for by the landlord, the cost was recovered at the end of the tenancy from the deposit. …
