About the data
Data updated 14 Oct 2026. The site checks GOV.UK for new decisions every night.
What this is
A searchable copy of the First-tier Tribunal (Property Chamber) decisions on Section 13 rent increases in England, published on GOV.UK. Each decision is a PDF; the listing on GOV.UK shows only an address and a date. This site reads the figures out of each PDF and lets you search them by postcode and local authority, with a link to every original. It is free and needs no account.
Who runs it
Rent Rise Check is an independent project. It is not part of the First-tier Tribunal, HM Courts & Tribunals Service or GOV.UK, and isn't endorsed by them. Questions, corrections, or a figure that doesn't match the original decision: hello@rentrisecheck.uk.
Privacy
The site sets no cookies and keeps no record of what you search or enter: there are no accounts and no access logs. To limit very rapid repeat requests, your IP address is held in memory for up to a minute, then dropped.
We count visits with GoatCounter, which uses no cookies and doesn't
store IP addresses. It is sent only the page's path (for example /search), its title, the address of the
page you came from, and your screen width. Query strings are stripped before anything is sent, so the postcodes and
dates in our web addresses never reach GoatCounter; search pages are sent as "Search results". PDFs aren't counted.
To find a postcode the site looks it up on postcodes.io, and the map loads its code from unpkg and its tiles from OpenStreetMap, so those services see the request.
How it is made
- Every decision in the GOV.UK category "Rents: market rent (assured shorthold tenancy)" is downloaded and its text read. 3,342 Section 13 decisions are shown, the latest version of each case.
- The rent before the notice, the landlord's proposed rent, the rent decided, the dates and the property type are picked out with text patterns. A language model (Claude, by Anthropic) reads every decision as a cross-check. Any figure it gives must appear word for word in the decision, or it is thrown away. Where the two methods disagree, the decision is marked "figures not yet checked" and left out of the statistics.
- Rents are converted to per calendar month (weekly × 52 ÷ 12) so they can be compared.
- Postcodes are placed on the map with postcodes.io. Map tiles are from OpenStreetMap.
Which decisions go into the percentages
Every decision is listed. The percentages and typical figures use only decisions where the tribunal set a rent and both the landlord's figure and the decided rent are known. The "typical" figures (the typical cut, and the typical increases proposed and decided) are medians: half the decisions are above the figure and half below, so a few unusual cases don't pull it up or down. Each figure shows how many decisions it comes from (n), and figures from fewer than 5 decisions are shown as "too few". These are left out of them:
- housing association and affordable-rent tenancies (rents set differently);
- rooms in shared houses, and rents that include bills (not comparable with whole homes);
- register entries, where only the decided rent was published;
- decisions whose figures haven't been checked (see above), or that were published as scanned images.
Fair-rent (Rent Act 1977) and Section 22 decisions are in the same GOV.UK category but follow different law, so they are not shown. They are in the download.
Limits
- Past decisions are not a prediction. Each tribunal decides on the evidence in front of it, and every property is different.
- Decisions made under the old rules (landlord's notice dated before 1 May 2026) are marked. Under them the tribunal could set the rent higher than the landlord asked; under the new rules it can't.
- Only decisions the tribunal has published are here. Many cases settle or are withdrawn without one.
- The figures are read by software. In checks against 110 decisions read by hand, no rent was wrong, but some were missing. If something looks wrong, the original decision is always one click away.
- A small number of decisions on GOV.UK are scanned images or have no PDF; they are listed without figures.
