From the tribunal's reasons on the amount

The Applicant claims rent of £2,400.00, being six months’ rent at £400.00 per calendar month. The Tribunal was initially provided with evidence of rent being paid for £2,000.00 in that period. However, at the Hearing the Applicant submitted that he had actually paid £2,400.00 to June 30th 2020. This was not disputed by the Respondent. Third, in determining the amount of any rent repayment order, the Tribunal must, in particular, take into account the conduct of the parties, the financial circumstances of the landlord and whether the landlord has been convicted of any of the offences listed in section 40 of the 2o16 Act. … In the first instance the Tribunal considered the period during which the property required to be licensed. In order to require an HMO licence, a property must be occupied by five or more persons forming two or more households. … During the Hearing the Tribunal asked detailed questions and received evidence from both parties regarding the occupancy of the property. During this time the Applicant confirmed that he left the property to return home on 28th March 2020. …
