Rent Rise Check

Tribunal Benchmark

For letting agents, landlords, valuers, councils and researchers. The tenant tools on this site stay free; this page is about the same public data packaged for professional use.

The report

A 4 to 6 page PDF for one local authority, generated from every decision the First-tier Tribunal (Property Chamber) has published for homes there:

  • Rent increases (Section 13): how often the tribunal set the rent below the landlord's figure, the typical proposed and decided rises, by property type and size and by half-year; old and new rules apart.
  • Deductions for condition: how often the tribunal deducted from the good-condition rent and by how much.
  • Waiting times: application to decision, locally and by tribunal region.
  • Rent repayment orders: order rates and typical amounts, by offence.
  • Licensing: the council's schemes with dates and wards, register coverage, what is ending soon.
  • Method and limits, and the number of decisions behind every figure.

Generated on the day it is sent, so it reflects the decisions published up to then. Source: GOV.UK, under the Open Government Licence; names of tenants and individual landlords are never included. It describes past decisions; it is not a valuation and not a prediction of any case.

Data subscription

The same data as a CSV or an API, updated nightly, for researchers, valuers and proptech: every decision with its figures, local authority and coordinates, rent repayment orders with amounts and offences, and the licensing schemes table. The free CSVs on the about page already carry the decision data; a subscription adds the nightly feed, the derived tables and support. Pricing is being set with the first subscribers; ask.
