From the tribunal's valuation
The Tribunal notes what the Tenant says concerning the Internet search she carried out but she has not provided the results of her search, making comparison difficult and the range of £675.00 and £700.00 pcm seems exceptionally low given that her current rent of £795.00 pcm was agreed in only March 2025. So far as the Landlord’s comparables are concerned, it is accepted that they are of larger properties, some more so than others, and in the case of Paddock View, a new build. They do provide a context however, and having regard to that and relying on its own expert, general knowledge of rental values in the area, the Tribunal considers that the market rental of the Property, modernised and in good order, would be £850.00 pcm. This is the rent the Tribunal would expect the Property to let for in the open market if it was in the same general condition as the comparable properties. … From this level of rent, the Tribunal has made an adjustment of £30.00 to reflect the state of the exterior painting and small bathroom and the wear and tear and water damage mentioned in paragraph 10 above, producing a final figure of £820.00 pcm.
