From the tribunal's valuation
The Tribunal considers the comparable provided by the Tenant is relevant to this matter but limited given that it is only one comparable and limited information on it was provided. … That the Tenant has started paying the proposed rent does not indicate acceptance of the proposed rent or prevent the Tribunal from determining a new rent. Therefore, the Tribunal has jurisdiction to determine this application. … Relying on its own expert, general knowledge of rental values in the area, and the comparable provided by the Tenant, the Tribunal considers that the market rental of similar properties in the area is in the region of £850 to £950 pcm. By virtue of its location, size and amenities, the Tribunal considers that the subject Property modernised and in good order would fall towards the middle of this bracket and considers the market rent would be in the order of £900.00 pcm. This is the rent we would expect the property to let for in the open market if it was in the same general condition as the comparable properties including having white goods and curtains provided by the landlord. … No evidence was provided to indicate that any departure from this figure was necessary. Market rent £900.00 pcm
