From the tribunal's valuation
The Tribunal considers the comparables provided by the Landlord and Tenant are relevant to this matter. However, it was noted that the first three comparables provided by the Landlord were for properties refurbished to a much higher standard than normal. In terms of direct comparables, only Broom Lane and Langdale Avenue were considered directly comparable. … The photographic evidence of the condition of the Property identified a number of issues, including a “tired” kitchen and bathroom, that have clearly not been updated for a considerable period of time. … Relying on its own expert, general knowledge of rental values in the area, and the comparables provided by the Parties, the Tribunal considers that the market rental of the subject Property modernised and in good order would be in the order of £1300.00 pcm. This is the rent we would expect the property to let for in the open market if it was in the same general condition as the comparable properties including having white goods and curtains provided by the landlord. … From this level of rent, the Tribunal has made adjustments in relation to the following: a) The tired condition of the Property. The full valuation is shown below: Starting Rent £1300.00 pcm Less a) Items given under a) above 4% say £50.00 Market rent £1250.00 pcm
