Relying on its own expert, general knowledge of rental values in the area, the Tribunal considers that the market rental of the subject Property modernised and in good order would be in the order of £4,800 pcm. This is the rent the Tribunal would expect the property to let for in the open market if it was in the same general condition as comparable properties in the local market. … For these items, the Tribunal concluded that the starting rent should be reduced by 40% to £2,880, equivalent to £663 per week.
