As neither part has provided any open market rental evidence I have relied on my own expert, general knowledge of rental values in South Croydon. I am of the opinion that the open market rent of the property is £1,500 per month to take into account the terms of the tenancy and that the tenant has provided the floor and window coverings and white goods.
