From the tribunal's valuation
It is also noted by the Tribunal that, at 441ft², the flat is small for a one bedroom flat. The defects detailed by the Tenant have been taken into consideration but are believed to have no effect on rent. … Relying on its own expert, general knowledge of rental values in the area, and the evidence provided by the Landlord and tenant the Tribunal considers that the market rental of the subject Property modernised and in good order would be in the order of £1,500 per month. … This is the rent we would expect the property to let for in the open market if it was in the same general condition as the comparable properties. … The Tribunal has made no deductions in rent to reflect the disrepairs detailed by the Tenant.
