Relying on its own expert, general knowledge of rental values in the area, and the comparables provided by the Tenants, the Tribunal considers that the market rental of the subject Property which is affected by some black mould growth is £1,600. … As there is no increase in rent the Tribunal determined that this would not cause undue financial hardship.
