The tenant is required to keep the property in the condition at the commencement of the term, fair wear and tear excepted. … The property is on split levels, which is not ideal and there is no wash-hand basin (‘w h b’) in the separate WC. … Accordingly, the Tribunal has concluded adjustments are required to the market rent, which are summarised and set out in its valuation below. … The Tribunal has determined that the property is currently over-rented. … The tenant has made no representations that the starting date for the new rent specified in the landlord’s notice would cause him undue hardship. … This being the date specified in the landlord’s Notice proposing a new rent.
