From the tribunal's valuation
The Tribunal is required to determine the rent at which the subject property might reasonably be expected to be let in the open market by a willing Landlord under an assured tenancy. The personal circumstances of the Tenant are not relevant to this issue. … The landlord’s agent provided information on properties available to let on Rightmove and three properties included on the VOA register. Registered rents are not on the same terms as the subject property not being let on the open market and do not therefore provide comparable evidence. … The properties shown on the Rightmove extracts included detached, semidetached, terraced old and more modern properties and save for the Busk Crescent property at an asking rent of £277 per week could not be considered comparable to the subject property. No details of the amenities offered has been provided although as a minimum it must be assumed that they are in good condition, with central heating, a fitted kitchen with integral white goods, modern bathroom and WC. It would also be expected to have good quality carpets and curtains. …
