From the tribunal's valuation
Such a tenancy would normally include white goods, carpets and curtains/blinds to all be provided by the Landlord, and the property to be in good condition. … In this case the property is not let in such condition as the windows are in poor condition and there is no double glazing. Further, there is significant damp penetration and other wants of repair. The Tribunal also considered that the tenants repairing obligation should result in a rent adjustment. Accordingly, the Tribunal adjusted the open market rent to reflect these matters. … The Tribunal therefore decided that the rent at which the subject property might reasonably be expected to be let in the open market by a willing Landlord under the terms of this assured tenancy would be £900 per month. … The Tribunal determined that this rent should commence on 26 February 2024 being the date specified in the landlord’s notice.
