In coming to its decision, the Tribunal had regard to the evidence of rental levels provided by the parties together with its own general knowledge of rental levels in Downham Market. … In determining the rental value of the subject property, the Tribunal has taken into account all the factors in respect of lack of modernisation, worn flooring, and lack of white goods, especially of a cooker or oven and hob usually found in an Assured Shorthold letting together with the terms of the tenancy. It has taken into account the benefit of a garage.
