However, the underfloor heating is not working nor is the washer/dryer. There was no outside space in which to dry laundry. I have adjusted the rent to reflect these matters and determine that the rent at which the subject property might reasonably be expected to let on the open market by a willing landlord under an assured tenancy was £1,100 per month.
