From the tribunal's valuation
In coming to my decision, I took into account the rental comparables provided by the landlord. … I determined that the open market rent of the property as at 1 August 2023 would be £2100 per month if the house was in good condition and let on the usual terms and conditions of assured shorthold lettings on the open market. This reflected the fact that this was originally a three bedroom house, the tenant does not have use of the garage and the higher rents paid for four bedroom houses provided by the landlord were for superior properties with better internal accommodation. … However, the property is somewhat dated and the terms and conditions are more onerous than is usual for such a tenancy. Taking these matters into account I determine that the open market rent as at 1 August 2023 was £1,400 per month.
