From the tribunal's valuation
In coming to its decision, the Tribunal had regard to the evidence supplied by the tenant. On the basis of the comparable evidence the Tribunal adopted a rent of £1350 per month as the starting point. However, the subject property is not as well appointed as the comparables available on the open market which were in good repair and fully modernised. In its current condition the tribunal values the house at £1080 per month.
